The large annex, garage itself, garage loft and a few cupboards are private. Guests have the property to themselves, and the family does not use the private buildings during a stay.

Is the beach private?

No. The beach is public. The property has its own steps down to it.

Where do eight guests sleep?

Each of the two main-house bedrooms has a double bed. The small annex has a double bed and a bunk bed with two bunks. All eight places suit adults.

Where are the bathrooms?

There is a shower and toilet in the main house, plus a separate guest shower, toilet and kitchenette beside the garage. The annex is about ten metres away along an outdoor route without night lighting.

Can the annex be used in winter?

It has a heat pump and electric heating, but it is intended for summer use and is not recommended in cold Danish winter weather. Out-of-season use requires a separate agreement.

How are water and electricity charged?

Water and electricity are metered and not included. Current rates are stated in the agreement; sauna and electric heating form part of the measured use.

What kitchen and laundry equipment is available?

The main house has a full kitchen, including a dishwasher, plus a washing machine. The extra bathroom area has a kitchenette with fridge, microwave and sink. There is a clothesline but no tumble dryer.

Is the sauna included?

Yes. The electric sauna seats about 6–8 people and is available year-round. There is no outdoor shower, and children are advised to use it only with an adult.

Is there Wi-Fi and streaming?

Wi-Fi covers all guest buildings and most of the garden. Google TV is available in the main house and small annex; bring your own streaming subscriptions.

Can we park and charge an EV?

About three cars fit on the property, and the parking area just outside has no time limit. There is no EV charger. Covered bicycle storage may be agreed.

Are pets, smoking or parties allowed?

Pets and smoking are not allowed. Events require prior agreement and must not disturb neighbours.

Is the house wheelchair accessible?

No. There are thresholds, stairs, terrace steps and about 25 steps to the beach. The garden is open towards the water, and no dedicated child equipment is provided.

Can we arrive without a car?

Yes. The ferry from Kalundborg arrives in Ballen and the house is within walking distance. Longer island trips require bicycles or planned local transport.

Is an enquiry a booking?

No. Only written confirmation of dates, price and terms makes the stay binding.

Are the garage and large annex included?

No. The garage itself, garage loft and large annex are private. The separate guest bathroom and kitchenette beside the garage are included.
